Adaptation to the orography with the maximum use of the exterior space uniting views and sunlight.
THE CHALLENGE
Housing located in Portals Nous, it is an urban residential area in Calvià, a town near Palma de Mallorca, where single-family homes for permanent residence or second residence predominate. It is a plot with a rectangular geometry, located on the mountainside with a very steep slope to the North and privileged views of the sea, looking towards the Puerto Portals area. Access occurs from the lower part of the plot, due to the slope and the geometry of the plot it is not possible to make road access to the house itself. Both on the site and in the surroundings, the abundant vegetation made up mainly of pines stands out.
OUR SOLUTION
Our project pursues the adaptation to the complicated slope of the land and the maximum use of the surface of the plot. We decided to locate the house in a sufficiently high part, although this implies saving a certain unevenness to access the house, it enhances the main asset of the plot: guaranteeing unobstructed views of our Mediterranean Sea. We developed the house on two levels but with an a priori unconventional solution because we access through the lower floor where we find all the bedrooms with en-suite bathrooms and an upper floor where the day program takes place.
BECAUSE?
Placing the day area on the upper floor allows us, by creating a backyard, the house to open up completely not only towards the views, but also towards the mountains and the south, thus allowing adaptation to the complicated orography , direct sunlight throughout the year and a maximum use of the meters of this difficult site. The volume of the living room is glazed both towards the patio and the mountain and towards the sea. From the patio and through the living room, you have views to the surrounding treetops and sea views. We achieve a harmonious solution, the day area is flooded with light and, highlighting the attributes of the location, naturally achieves the connection of mountain and sea.
